Syndicate Smith has moved operations to Leavenworth, Washington. This old Orchard Picker’s House will soon be renovated to become Syndicate Smith’s new office. The house, having been driven through by a car in the early 1980′s has been in dire need of renovation and much needed weatherization. My goal is to weatherize and insulate so that I can rely on passive heating and cooling. Although snow is of concern, the design will account for a superior base level waterproof apron, and blue skin rf200 (tile and metal) ice and water shield around the entire surface. A 400 watt backup 120volt wall mount convective heating unit will be installed inside for the coldest days out of the year if necessary. But I’ll primarily be relying on my computer, printer, body heat and lighting to heat the space. Insulation will be min closed cell R-40 spray foam throughout the interior space vertical and vaults. All electrical will be surface applied to further ensure superior thermal performance.

Icicle Brewing Company Fire Table: in use

New house design in Leavenworth

I just started this house design with some great new clients/new found, long lost friend. We’re looking forward to pushing the envelope with the connections of interior and exterior space along with maximizing envelope & passive efficiency. Our other goal is to create a home within a realistic 1st time home owner budget. The clients, both who are eastern washington natives, are relocating east of the mountains in an effort to slow down the pace of life and be closer to the mountains. More up to date renderings are to follow.
